Bailee Financial Solutions LLC ("Bailee", "we", "us", or "our") is a licensed financial technology company incorporated and operating in the United Arab Emirates. We hold licenses for property management, financial solutions services, and operate as a regulated entity under the Central Bank of the UAE.
Bailee's platform enables tenants to pay annual rent in convenient monthly installments, facilitates upfront rent disbursements to property owners and partners, and provides a suite of digital property and financial management tools.

To register for and use the Bailee Platform, you must:
To access the full features of the Bailee Platform, you must create an account. When registering, you agree to provide accurate, complete, and up-to-date information; complete the KYC verification process as required by Bailee; keep your login credentials confidential and not share them with any third party; and notify Bailee immediately at support@bailee.io if you suspect unauthorized use of your account.
Bailee reserves the right to decline, suspend, or terminate any account at its sole discretion, including where eligibility requirements are not met or where fraudulent, misleading, or abusive conduct is detected.
As part of onboarding, Tenants are required to complete a digital KYC verification and provide consent for Open Banking access. This allows Bailee to verify your identity, assess your creditworthiness using Credit Bureau data, and evaluate income consistency using AI-assisted analysis. Your consent is required before any Open Banking data is accessed and may be withdrawn at any time, though this may affect your eligibility for Bailee's services.
Bailee enables eligible Tenants to pay rent in monthly installments by disbursing the full upfront rent payment to the Property Partner on the Tenant's behalf. By using this service, you acknowledge that you are responsible for making all monthly installments on time; that monthly installments are automatically collected approximately 10 days before the end of each month; that failure to make timely payments may result in late payment penalties, credit reporting, Default status, and ultimately Eviction Proceedings; and that Bailee's disbursement of the Upfront Payment creates a financial obligation between you and Bailee, separate from your tenancy obligations to the Property Partner.
Bailee disburses upfront rent payments to Property Partners at an agreed discounted rate upon completion of Tenant onboarding and KYC approval. Property Partners agree that upon receipt of the Upfront Payment, they may not collect additional rent for the covered period directly from the Tenant.
Under Option 1 (Full Digital Onboarding), Bailee acts as the primary point of contact for all contractual and financial matters between the Tenant and Bailee. Under Option 2 (Financial Services Integration), Bailee provides financial services only, while the Property Partner manages the tenancy relationship directly.
Tenants onboarded under Option 1 have access to Bailee's Rewards Program. Points are earned through timely rent payments and platform engagement and may be redeemed for rent payments, purchases, and discounts with Bailee's third-party partners. Bailee reserves the right to modify, suspend, or terminate the Rewards Program at any time with reasonable notice. Points have no cash value and are non-transferable.
Bailee offers optional property management facility services to Property Partners who wish to delegate the management of their units to Bailee. These services are governed by the terms of the applicable Partnership Agreement between Bailee and the Property Partner.
By registering as a Tenant on the Bailee Platform, you authorize Bailee to collect your monthly installments automatically from your registered payment method on the scheduled date. You must ensure that your payment method has sufficient funds available at the time of each collection.
Bailee may charge a Service Fee for its rent facilitation services, where applicable. The applicable fee will be clearly disclosed to you during the onboarding process and before you commit to using the service. Fees are quoted inclusive or exclusive of UAE VAT as applicable under Federal Decree-Law No. 8 of 2017.
If a monthly installment cannot be collected on the scheduled date due to insufficient funds or any other reason attributable to you, a late payment penalty will apply. The applicable penalty amount will be disclosed to you during onboarding and on the Bailee Platform. Repeated defaults may result in your account being referred for Eviction Proceedings.
As Bailee disburses funds to Property Partners at the commencement of each tenancy, refunds are generally not available once an Upfront Payment has been made. If you believe a payment has been made in error, please contact support@bailee.io within 7 days of the relevant transaction.
All financial transactions on the Bailee Platform are processed through Bailee's authorized third-party payment provider using industry-standard security protocols. Bailee does not store your full card details on its servers.

A Tenant is considered in Default if any monthly installment remains unpaid for more than 10 business days after its scheduled collection date. In the event of Default:
All intellectual property rights in the Bailee Platform, including but not limited to the Bailee name, logo, brand assets, software, algorithms, user interface design, content, and the Bailee Rewards Program, are owned by or licensed to Bailee Financial Solutions LLC. Nothing in these Terms transfers any intellectual property rights to any User.
You are granted a limited, non-exclusive, non-transferable, revocable licence to access and use the Bailee Platform for its intended purpose in accordance with these Terms. You may not copy, reproduce, modify, reverse engineer, distribute, or create derivative works from any part of the Bailee Platform without Bailee's prior written consent.
Bailee aims to make the platform available at all times but does not guarantee uninterrupted or error-free access. We reserve the right to suspend, modify, or discontinue any feature of the platform at any time with reasonable notice where practicable.
The Bailee Platform integrates with third-party services, including payment providers, Open Banking providers, and the UAE Credit Bureau. Bailee is not responsible for the availability, accuracy, or performance of third-party services. Your use of any third-party service through the Bailee Platform may be subject to that provider's own terms and conditions.
You agree not to use the Bailee Platform to:
Nothing on the Bailee Platform constitutes financial, legal, or investment advice. You should seek independent professional advice before making any significant financial decisions.
The Bailee Platform is provided on an "as is" and "as available" basis. To the fullest extent permitted by UAE law, Bailee disclaims all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, and non-infringement.
To the fullest extent permitted by applicable law, Bailee shall not be liable to any User for any indirect, consequential, special, incidental, or punitive damages arising out of or in connection with your use of the Bailee Platform or Services. Bailee's total aggregate liability to you shall not exceed the total amount of fees paid by you to Bailee in the 12 months preceding the event giving rise to the claim.
Bailee shall not be liable for any failure or delay in performing its obligations caused by circumstances beyond its reasonable control, including acts of God, government actions, pandemics, regulatory changes, or telecommunications failures.
You agree to indemnify, defend, and hold harmless Bailee Financial Solutions LLC and its officers, directors, employees, and agents from and against any claims, losses, damages, liabilities, fines, and legal costs arising out of or relating to: (i) your breach of these Terms; (ii) your misuse of the Bailee Platform; (iii) any false or misleading information you have provided; or (iv) your violation of any applicable UAE law or third-party rights.
Bailee reserves the right to suspend or permanently terminate your access to the Bailee Platform at any time and without prior notice if you breach any provision of these Terms, fail to meet or maintain the eligibility requirements, your account shows signs of fraudulent or illegal activity, you fail to make payments and enter Default status, or a regulatory or legal obligation requires us to do so.
You may close your account at any time by contacting support@bailee.io. Account closure does not discharge any outstanding financial obligations to Bailee, including unpaid monthly installments or penalties. All outstanding balances remain due and payable.
Your use of the Bailee Platform is subject to our Privacy Policy, which is incorporated into these Terms by reference. By using the Bailee Platform, you consent to the collection and use of your personal data as described in the Privacy Policy. We encourage you to review the Privacy Policy before using our services.
Bailee does not use cookies or any tracking technologies on its website or application. For further details, please refer to our Privacy Policy.
Bailee reserves the right to update or amend these Terms at any time. When we make material changes, we will notify you via the Bailee Platform or by email to your registered address. Your continued use of the Bailee Platform after any amendment constitutes your acceptance of the updated Terms. If you do not agree to the amended Terms, you must stop using the platform and contact us at support@bailee.io to close your account.
These Terms are governed by and construed in accordance with the laws of the United Arab Emirates, specifically the laws of the Emirate of Dubai.
If you have a concern or dispute about our services, we encourage you to contact us first at support@bailee.io so we can attempt to resolve the matter informally and promptly.
If informal resolution is not achieved, any dispute arising out of or in connection with these Terms shall be finally resolved by binding arbitration in accordance with the rules of the Dubai International Arbitration Centre (DIAC). The seat of arbitration shall be Dubai, UAE. The language of arbitration shall be English and Arabic. The arbitral award shall be final and binding.
Nothing in these Terms limits or excludes any rights you may have as a consumer under applicable UAE consumer protection legislation.
If any provision of these Terms is found to be invalid or unenforceable by a competent authority, that provision shall be severed and the remaining Terms shall continue in full force and effect. Bailee's failure to enforce any provision of these Terms shall not constitute a waiver of that or any other provision.
These Terms, together with the Privacy Policy and any applicable product-specific agreement (such as a Tenant Installment Agreement or Property Partner Agreement), constitute the entire agreement between you and Bailee with respect to your use of the Bailee Platform and supersede all prior understandings, communications, or agreements on the same subject matter.
